This week, the property transfer of luxurious Condo in Shibaura purchased by a non-Japanese nice couple was successfully completed.

For this transaction, we REDS worked with our trusted judicial scrivener who will register the ownership change of the property to avoid  risks. The remittance was arranged from the buyer’s overseas’ bank account to the judicial scrivener’s Japanese bank account.

To avoid being suspected of money laundering, the judicial scrivener explained to all the related banks and authorities beforehand the transaction providing the signed sales contract.

As a result, our customer could complete the safe deal throughout all process in English.

REINS is a Real Estate Information System operated by the Real Estate Distribution Organization – designated by the Ministry of Land, Infrastructure, Transport and Tourism.

REINS is only available for real estate agents and not open to the public. By using REINS, agents can easily search properties which are currently available in the market, and it will help connecting seller and buyer based on the registered information.

But some seller’s agents do not register property information intentionally to REINS, although they signed the exclusive brokerage service agreement with the seller. This is violating the real estate law. They do this to avoid receiveng a purchasing request from other agents to sell this property by themselves, and get brokerage fee from both seller and buyer.

We REDS will never do this kind of betrayal activities based on company policy, and do only fair transaction using REINS.

We are happy to inform that one of our valued customers who are non-Japanese nice couple had succeeded to execute the Purchase Agreement of a nice luxurious condo in Shibaura area.

The property is the unit of high-rise, seismic resistant condo tower, the view from over 40F is incredibly excellent which can be seen both Tokyo tower and Sky tree.

There was a tough competition between another well-known big real estate company, but the seller finally decided to sell to our customer because of their sincere personality and the strong will to have this property.

REDS supported all process until the purchase agreement in English, and will definitely keep supporting throughout all transaction process until the ownership have been transferred, and beyond.

Moreover, REDS’ brokerage fee was discounted 50% for this property compared with typical real estate agents.

In Japan, a new fiscal year stars from April 1st. Also in a school, new school or a new grade will also start from April 1st.

The cold weather eases and the cherry blossoms bloom in this spring season, so Japanese people remember the cherry blossoms as new meetings and farewells.

A new year will also start at government from April 1st, so the “Flat 35”, a fixed-rate housing loan affiliated with a government related organization will be also counted as a new year from April 1st.

Before 2022 March 31, the loan will be examined based on the income from 2020 (Jan-Dec), and after 2022 April 1, the loan will be examined based on the income from 2021(Jan-Dec).

If you are a non-Japanese having a permanent residency in Japan, and have a stable annual income in 2021(Jan-Dec), there is a possibility to buy a home using “Flat 35” fixed-rate housing loan.

If you intend to purchase a house using a housing loan in Japan, the first question will be whether you have a permanent residence in Japan or not.

If you have a permanent residence, the loan examination will be made similar as Japanese, and the Flat 35 loan can be also applied.

 

If you don’t have a permanent residence, then the examination will be stricter, and the following factors will be checked overall.

 

-Length of stay in Japan

-Married or not

-Job status

-Income and earning

-Amount of self-fund (cash)

-Other factors of each bank

 

Although the housing loan is not easy for non-Japanese without permanent residence, every bank has its own criteria, and some banks are tolerance non-Japanese customers without permanent residence.

One of the most frequently asked questions is “Am I eligible for the housing loan?”.

In general, if you are running an independent business in Japan, banks are checking the figures written in the final tax return (kakutei shinkoku), especially the figures of recent 2-3 years’ earning (shotoku) which average should be higher than each bank’s criteria such as 3mil or 4mil JPY.

The point here is that the banks are checking the figures of earning (shotoku) , not the income (shunyu).

The difference is, figure before deducting expenses is income (shunyu), and the figures after deducting expenses is earning (shotoku). So even if your figure of income (shunyu) is high, houseing loan is not eligible if your figure of earning (shotoku) is lower than their criteria.

And if you applied and received the COVID-19 subsidy (jizokuka kyuufukin), this amount will be deducted from your earning (shotoku) at the bank’s judgement.

Please be noted that the final decision of housing loan will be made by banks considered several prospects, so it does not mean that you will surely get the housing loan even if your earning (shotoku) is higher than bank’s criteria.

Generally, when purchasing a real estate in Japan for your residential purpose, the following costs are needed additionally to the property price.

– Brokerage fee

– Acquisition tax

– Registration tax

– Judicial scrivener fee

– Fixed asset and city tax

– Title registration fee (only for newly built house)

– Fire and earthquake insurance

– Inspection fee (when implemented)

– Bank loan fees and guarantee fees

– Stamp fees etc.

Among those costs, Brokerage fee occupies the largest part of the total costs, which is calculated under the Japanese real estate law as maximum 3% of the property price + 60,000 yen + consumption tax.

For example, if the price of property is 50mil JPY, the brokerage fee at typical agent will be maximum 1,716,000 JPY.

But if you choose REDS, the brokerage fee will be discounted for any residential purpose property up to free, and you will save at least 858,000 JPY for this property.
