Generally, when purchasing a real estate in Japan for your residential purpose, the following costs are needed additionally to the property price.

– Brokerage fee

– Acquisition tax

– Registration tax

– Judicial scrivener fee

– Fixed asset and city tax

– Title registration fee (only for newly built house)

– Fire and earthquake insurance

– Inspection fee (when implemented)

– Bank loan fees and guarantee fees

– Stamp fees etc.

Among those costs, Brokerage fee occupies the largest part of the total costs, which is calculated under the Japanese real estate law as maximum 3% of the property price + 60,000 yen + consumption tax.

For example, if the price of property is 50mil JPY, the brokerage fee at typical agent will be maximum 1,716,000 JPY.

But if you choose REDS, the brokerage fee will be discounted for any residential purpose property up to free, and you will save at least 858,000 JPY for this property.

If you want to buy a house in Japan, housing loan will be one of the most important points.

 

Basically in Japan, the housing loan can be taken for maximum 35 years, and the final repayment age to be less than 80 years old.

And each bank has each condition for housing loan for foreigners, such as length of stay in Japan, length of work in Japan, earnings for recent years, down payment, and visa situation.

 

But for the non-Japanese speaking foreigners, it is not easy to visit several banks and check the housing loan condition.
